Tenants Information

Applicants must be over the age of 25 years old, in full time employment and have a good credit history. Generally pets aren’t allowed but will be considered on a case by case basis. If pets are allowed the rent per month will increase by £25 above the figure advertised.

All applicants are required by law to provide appropriate photo identification such as driving licence or passport which are currently in date.

We shall require an employer’s reference and also an existing landlord’s reference if you are already in rented accommodation and we shall also carry out a credit reference.

In addition we shall request sight of three month’s bank statements and three month’s pay slips.

A holding deposit of £100 is required to make an application.

If your application is successful the holding deposit will be deducted from your first month’s rent. 

If your application is not successful, the £100 holding deposit can be retained by our agency if you:

  • provide false or misleading information which we can reasonably consider when processing your application
  • fail a right to rent check 
  • withdraw from the property
  • do not provide the required information within the time period of 10 working days from when the initial application was made, known as ‘the deadline for agreement’

Provided everything is in order we shall prepare a tenancy agreement, usually for six months. Unless specifically requested we do not renew tenancy agreements but instead allow them to become Periodic Statutory Tenancies with no end date. The tenancy can then be terminated at any time by giving just one month’s notice on the part of the tenant, and two month’s notice on the part of the landlord, both subject to the usual statutory provisions.

Our agency will prepare a comprehensive written inventory for your approval and signature, together with dated photographs which we shall supply to you on a disc. 

Before the commencement of the tenancy we shall require cleared funds for the first month’s rent and property deposit.

If we are managing the property we shall register the deposit with the Tenancy Deposit Scheme. 

If the landlord is managing the property the deposit will either by registered by our agency or by the landlord in a scheme of his choice.
